Renovation of existing five-story office building constructed in the 1960’s. The project scope includes the complete removal of the existing exterior glazing system, fifth floor structure, MEP infrastructure, and all interior systems. The existing concrete sub-structure will be retrofitted in addition to adding a new fifth floor structure. At completion, this building will accommodate two new high-end residential units covering roughly 9,500 square feet and two floors of Class A office space. Other elements include retrofitting the existing five-stop hydraulic elevator, addition of a new three-stop holes hydraulic elevator, new exterior glass stair enclosure manufactured by Bendenheim, half structural glass screen wall with fritted pattern, new garage structure with car lifts, upgrade of all site utilities, new primary electrical feed, folding glass screen walls, aluminum operable windows, Herculite glass entrance, backlit glass partitions, spiral staircase, manufactured kitchen by Boffi, wood decking, and fabric wall panels.
