Buildings range in size from 3,765 to 8,496 square feet and have been designed to accommodate small to mid-size private practice medical and healthcare businesses. The project incorporated a variety of sustainable construction and operational practices, including onsite treatment of storm water, oversized windows for natural daylight, and solar building orientation. The scope of work involved ground-up construction with both off-site and on-site improvements. Off-site improvements included 50,000 square feet of street overlay, new traffic signal installation, stripping, and signage. On-site improvements included backbone installation of new sewer, storm, and potable water systems, and fire loop and hydrants. Dry utilities included electrical (five on-site transformers) and a communication system. Successful completion of the project was achieved, in part, through consistent and frequent communication with the City of Vista’s Engineering and Building & Planning departments.
